se sumen <strong>imprevistos <\/strong>dif\u00edcils de controlar.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Encara que la part del lle\u00f3 del <strong>despesa de les fam\u00edlies <\/strong>a Espanya se l&#039;emporta la <a href=\"https:\/\/www.idealista.com\/news\/inmobiliario\/vivienda\/2025\/06\/26\/850956-un-tercio-del-gasto-de-los-hogares-se-dedica-a-la-vivienda-y-sus-suministros-11-030\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>habitatge<\/strong><\/a>, particularment si es tracta de lloguer, per\u00f2 tamb\u00e9 del pagament de l&#039;habitatge a <strong>propietat<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A m\u00e9s, els que compten amb una <strong>hipoteca variable<\/strong> o mixta vinculada al <strong>Eur\u00edbor<\/strong>, han d&#039;estar molt pendents de les oscil\u00b7lacions d&#039;aquest \u00edndex, per la qual cosa suposen per a la butxaca\u2026<\/p>\n\n\n\n<div id=\"ez-toc-container\" class=\"ez-toc-v2_0_85 class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">El <strong>Eur\u00edbo<\/strong>r t&#039;afecta for\u00e7a si tens una hipoteca variable o mixta durant el per\u00edode subjecte a variabilitat, at\u00e8s que els <strong>interessos<\/strong> del teu pr\u00e9stec hipotecari es calcularan sumant el <strong>valor <\/strong>del <strong>\u00edndex <\/strong>al<strong> diferencial fix<\/strong> acordat (en general sol estar entre el 0,5% i el 1,5%).<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">L&#039;Eur\u00edbor s&#039;actualitza di\u00e0riament per als seus diferents terminis (1, 3, 6, 12 mesos), i normalment \u00e9s el que es pren de refer\u00e8ncia per a les <strong>hipoteques <\/strong>el de <strong>12 mesos<\/strong> (calculat d&#039;acord amb la mitjana mensual del <a href=\"https:\/\/www.bde.es\/webbe\/es\/estadisticas\/temas\/tipos-interes.html\" target=\"_blank\" rel=\"noreferrer noopener\">Banc d&#039;Espanya<\/a>), encara que dependr\u00e0 de l&#039;estipulat al <strong>contracte<\/strong> hipotecari, igual que la periodicitat a la <strong>revisi\u00f3 de la quota<\/strong> per actualitzar-la a l&#039;evoluci\u00f3 de l&#039;\u00edndex, si b\u00e9 normalment es fa cada <strong>6 <\/strong>o <strong>12 mesos<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">En qualsevol cas, en actualitzar-se les quotes de manera semestral o anual, les <strong>pujades <\/strong><strong>de l&#039;Eur\u00edbor no es noten immediatament<\/strong>, llevat que se&#039;n tingui una <strong>revisi\u00f3 imminent<\/strong> prevista. Quan aquesta arribi, el banc <strong>recalcular\u00e0 <\/strong>la <strong>quota <\/strong>aplicant el nou valor de l\u00edndex.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Aix\u00ed, veiem que l&#039;impacte de la pujada de l&#039;eur\u00edbor no \u00e9s immediat, ia m\u00e9s tampoc no afecta totes les persones amb hipoteques variables alhora, ja que dependr\u00e0 de les seves <strong>corresponents dates de revisi\u00f3<\/strong>, podent tamb\u00e9 variar fins i tot el valor de l&#039;\u00edndex aplicat, segons s&#039;hagi establert per contracte com a refer\u00e8ncia l&#039;eur\u00edbor a 6 mesos o el de 12 mesos.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Posem un <strong>exemple <\/strong>perqu\u00e8 ho tinguis m\u00e9s clar:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Imaginem a <strong>dues persones amb hipoteca variable<\/strong>, per\u00f2 amb condicions de revisi\u00f3 diferents.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>La primera t\u00e9 una hipoteca vinculada al <strong>Eur\u00edbor a 12 mesos<\/strong>, amb <strong>revisi\u00f3 anual al gener<\/strong>. Encara que l&#039;\u00edndex comenci a pujar a la primavera, la seva quota no es veur\u00e0 afectada fins a la revisi\u00f3 seg\u00fcent, moment en qu\u00e8 el banc aplicar\u00e0 la mitjana mensual vigent en aquell moment, donant lloc a un augment de la quota.<\/li>\n\n\n\n<li>La segona persona, en canvi, t\u00e9 una hipoteca vinculada al <strong>Eur\u00edbor a 6 mesos<\/strong>, amb <strong>revisi\u00f3 semestral al juliol<\/strong>. En aquest cas, la pujada de l&#039;\u00edndex es reflectir\u00e0 abans a la quota, ja que la seva actualitzaci\u00f3 arriba abans i s&#039;aplica un Eur\u00edbor corresponent a un per\u00edode diferent.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">D&#039;aquesta manera, encara que ambdues persones tinguin hipoteca variable i estiguin exposades a l&#039;evoluci\u00f3 del mateix \u00edndex, <strong>impacte econ\u00f2mic d&#039;una pujada de l&#039;eur\u00edbor es pot produir en moments diferents<\/strong> i amb efectes diferents sobre la quota mensual.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ja hem vist els efectes de la pujada de l&#039;eur\u00edbor en hipoteques variables o en aquelles mixtes en el per\u00edode no fix. Per\u00f2 si vols aprofundir m\u00e9s en tot el que envolta el <a href=\"https:\/\/www.avafin.es\/ca\/bloc\/com-es-calcula-leuribor\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>c\u00e0lcul de l&#039;\u00edndex<\/strong><\/a>, et convidem a fer una ullada al <strong>contingut <\/strong>que t&#039;hem deixat <strong>enlla\u00e7at<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">I per saber <strong>per qu\u00e8 repercuteixen tant les pujades de l&#039;Eur\u00edbor<\/strong> en les finances de les persones amb pr\u00e9stecs hipotecaris variables, pren nota del que t&#039;explicarem al <strong>seg\u00fcent apartat<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Por_que_el_euribor_alto_afecta_tanto_a_tu_economia\"><\/span>Per qu\u00e8 l&#039;eur\u00edbor alt afecta tant la teva economia<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Amb una<strong> hipoteca variable<\/strong>, quan et toqui <strong>revisar la teva quota mensual<\/strong> si l&#039;Eur\u00edbor ha pujat aquesta<strong> incrementar\u00e0<\/strong>, en aplicar-se la<strong> f\u00f3rmula<\/strong> de:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Interessos<\/strong>= Eur\u00edbor + diferencial fix previst per contracte.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Recordem que l&#039;import de la quota total suma la part corresponent del <strong>capital de pr\u00e9stec<\/strong> als<strong> interessos<\/strong>, vinculats en part a l&#039;Eur\u00edbor a les hipoteques variables de la manera que hem explicat abans.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Encara que l&#039;\u00edndex sembli moure&#039;s entre valors petits, la difer\u00e8ncia d&#039;un <strong>Eur\u00edbor al 0%<\/strong> com havia el 2022 d&#039;un altre al <strong>3%<\/strong> com va estar tot just un any m\u00e9s tard, va suposar per a una hipoteca mitjana de <strong>150.000 euros <\/strong>un increment mensual d&#039;uns<strong> 220 euros<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Si prenem com a refer\u00e8ncia el <a href=\"https:\/\/www.euribor-rates.eu\/es\/tipos-euribor-actualmente\/4\/euribor-valor-12-meses\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>Eur\u00edbor a 12 mesos actual<\/strong><\/a>, que ara mateix est\u00e0 al voltant del <strong>2,2%<\/strong>, la difer\u00e8ncia amb un escenari d&#039;Eur\u00edbor al 0% seria de <strong>160 euros<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Parlem d&#039;unes <strong>quantitats m\u00e9s que estimables<\/strong> que suposen:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Menor marge per arribar a final de mes<\/li>\n\n\n\n<li>Efecte acumulat mes rere mes<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">A m\u00e9s, aquesta <strong>pressi\u00f3<\/strong> sobre les finances personals es mantindria fins que arrib\u00e9s la <strong>propera revisi\u00f3 de quota<\/strong>, que pot trigar <strong>6 o 12 mesos<\/strong>, depenent del contracte signat. I el panorama encara \u00e9s susceptible de <strong>empitjorar<\/strong> si el <strong>Eur\u00edbor segueix pujant<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Per aix\u00f2, moltes persones es plantegen en \u00e8poques de pujades encadenades de l&#039;\u00edndex <a href=\"https:\/\/www.telecinco.es\/noticias\/economia\/vivienda\/20251031\/euribor-repunta-buen-momento-cambiar-hipoteca-variable-fija_18_017150398.html\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>pas d&#039;una hipoteca variable a fixa<\/strong><\/a>, ja sigui mitjan\u00e7ant una <strong>novaci\u00f3<\/strong> que canvi\u00ef les condicions del pr\u00e9stec hipotecari signat, amb una <strong>subrogaci\u00f3<\/strong> a una altra entitat o una <strong>cancel\u00b7laci\u00f3<\/strong> per subscriure una nova hipoteca.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Opciones_realistas_para_afrontar_un_mes_complicado\"><\/span>Opcions realistes per afrontar un mes complicat<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Si la teva quota de la teva hipoteca variable et <strong>acaba de pujar o ho far\u00e0 de manera imminent<\/strong>, amb el conseg\u00fcent impacte directe en els comptes m\u00e9s immediats, et <strong>suggerim<\/strong>:<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"1-Reorganizar_gastos_a_corto_plazo\"><\/span>1-Reorganitzar despeses a curt termini<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Elimina <\/strong>tots aquells<strong> despeses<\/strong> que no resultin imprescindibles, <strong>endarrerint <\/strong>aquells susceptibles de <strong>posposar-se<\/strong>, sempre que aix\u00f2 no impliqui el pagament de <strong>penalitzacions i interessos<\/strong>, i sent conscient tamb\u00e9 que est\u00e0s <strong>diferint<\/strong> aquest desemborsament que haur\u00e0s de <strong>afrontar igualment<\/strong> en un curt termini.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Valora que <strong>qualsevol despesa compte<\/strong> per petit que sigui, per aix\u00f2 la necessitat de reduir aquests <a href=\"https:\/\/www.avafin.es\/ca\/bloc\/despeses-formiga-exemples\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>despeses formiga<\/strong><\/a> en caf\u00e8s, snacks o similars que al final acaben sumant cada mes una quantitat estimable.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"2-Evitar_compras_no_planificadas\"><\/span>2-Evitar compres no planificades<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Seguint la mateixa filosofia, caldria <strong>evitar totalment<\/strong> les <a href=\"https:\/\/www.avafin.es\/ca\/bloc\/compres-impulsives-consequencies\/\" target=\"_blank\" rel=\"noreferrer noopener\"><strong>compres per impuls<\/strong><\/a>, fugint de<strong> autoenganys<\/strong> com un <strong>suposat estalvi<\/strong>, llevat que es tracti d&#039;articles de <strong>primera necessitat<\/strong>, l&#039;adquisici\u00f3 de la qual estigu\u00e9s a m\u00e9s prevista.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Tampoc no pot servir d&#039;excusa el <strong>pagament a terminis<\/strong>, ja que aix\u00f2 equival a afegir despr\u00e9s un <strong>desemborsament mes a mes<\/strong>, estant ja el pressupost mensual en dificultats per la pujada de la quota hipotec\u00e0ria.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"3-Revisar_pagos_y_fechas_clave\"><\/span>3-Revisar pagaments i dates clau<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Al marge de limitar despeses, si vas just de liquiditat haur\u00e0s de tenir cura que no es produeixin <strong>descoberts<\/strong> al compte del banc o es <strong>tornin rebuts<\/strong>, per les evidents conseq\u00fc\u00e8ncies que comportaria.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Aix\u00ed, haur\u00e0s de tenir molt clar <strong>quan entren els diners<\/strong> al teu compte i <strong>quan es carreguen les diferents despeses<\/strong>, per anticipar-te a possibles desajustos i no donar lloc a <strong>comissions<\/strong>, <strong>rec\u00e0rrecs <\/strong>o incid\u00e8ncies de pagament que sempre tenen importants repercussions.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Como_proteger_tu_economia_mientras_el_euribor_siga_alto\"><\/span>Com protegir la teva economia mentre l&#039;eur\u00edbor segueixi alt<span class=\"ez-toc-section-end\"><\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">M\u00e9s enll\u00e0 de poder absorbir econ\u00f2micament el cop inicial de la pujada de l&#039;Eur\u00edbor, es podria preparar per a una situaci\u00f3 de <strong>pressi\u00f3 financera<\/strong> que, llevat que concorrin ingressos addicionals, se&#039;n va a <strong>perllongar en el temps<\/strong>, almenys fins a la propera revisi\u00f3 de quota.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sota aquest prisma seria <strong>recomanable<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Seguir <strong>una planificaci\u00f3 mensual estricta<\/strong>: amb un <strong>pressupost detallat<\/strong> de <strong>ingressos i despeses<\/strong>, que a m\u00e9s deixi un <strong>marge de seguretat<\/strong> destinat exclusivament a imprevistos.<\/li>\n\n\n\n<li><strong>Aplicar pautes destalvi<\/strong>: al nostre <strong>bloc <\/strong>pots trobar infinitat de <strong>continguts <\/strong>orientats a la <a href=\"https:\/\/www.avafin.es\/ca\/bloc\/estalvi\/\" target=\"_blank\" rel=\"noreferrer
