{"id":7476,"date":"2025-11-25T12:27:52","date_gmt":"2025-11-25T10:27:52","guid":{"rendered":"https:\/\/www.avafin.es\/?p=7476"},"modified":"2025-11-25T12:27:54","modified_gmt":"2025-11-25T10:27:54","slug":"index-de-garantia-de-competitivitat","status":"publish","type":"post","link":"https:\/\/www.avafin.es\/ca\/bloc\/index-de-garantia-de-competitivitat","title":{"rendered":"\u00cdndex de Garantia de Competitivitat i pujada de lloguers"},"content":{"rendered":"<p>\u2018&#039;\u00cdndex de Garantia de Competitivitat&#039; sona a terme macroecon\u00f2mic complex, i en efecte ho \u00e9s, per\u00f2 suposa tamb\u00e9 un <strong>indicador clau<\/strong> per al <strong>pressupost mensual<\/strong> de moltes llars.<\/p>\n\n\n\n<p>El <strong>IGC <\/strong>determina les <strong>pujades de rendes<\/strong> en tots aquells contractes de lloguer signats <strong>abans del 26 de maig de 2023<\/strong> que no fossin referenciats expl\u00edcitament a l&#039;IPC, aplicant-se, per tant, per defecte.<\/p>\n\n\n\n<p>La data que acabem de veure correspon a l&#039;entrada en vigor de la <a href=\"https:\/\/www.boe.es\/buscar\/act.php?id=BOE-A-2023-12203\"><strong>Llei pel dret a l&#039;habitatge de 2023<\/strong><\/a>, que contemplava precisament per a aquest <strong>2025 <\/strong>l&#039;aplicaci\u00f3 d&#039;un nou \u00cdndex de Refer\u00e8ncia d&#039;Arrendaments d&#039;Habitatge (<strong>IRAV<\/strong>), per\u00f2 nom\u00e9s per als contractes de lloguer signats despr\u00e9s de l&#039;aprovaci\u00f3 de la nova legislaci\u00f3.<\/p>\n\n\n\n<p>Aix\u00ed, els llogaters que estiguin en un mateix domicili des d&#039;abans del 26 de maig de 2023, en virtut del contracte, a l&#039;hora de <strong>actualitzar la renda<\/strong> encara es regeixen b\u00e9 pel <strong>IPC<\/strong>, o b\u00e9 per <strong>l&#039;\u00cdndex de Garantia de Competitivitat<\/strong>, segons les condicions d&#039;aplicaci\u00f3 que acabem de veure.<\/p>\n\n\n\n<p>En un post anterior ja expliquem com funcionaven les <a href=\"https:\/\/www.avafin.es\/ca\/bloc\/calculadora-ipc\/\"><strong>pujades de lloguer d&#039;acord amb l&#039;IPC<\/strong><\/a>. En aquesta publicaci\u00f3 ens centrem en el <strong>IGC.<\/strong><\/p>\n\n\n\n<p>Si el teu contracte de lloguer es regeix per l&#039;\u00cdndex de Garantia de Competitivitat tot el que veurem <strong>interessa molt<\/strong>!<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Qu\u00e8 \u00e9s l&#039;\u00cdndex de Garantia de Competitivitat (IGC)<\/h2>\n\n\n\n<p>El <strong>\u00cdndex de garantia de competitivitat de l&#039;INE<\/strong> \u00e9s un indicador econ\u00f2mic publicat per l&#039;Institut Nacional d&#039;Estad\u00edstica, l&#039;organisme encarregat a Espanya de tot all\u00f2 relacionat amb dades oficials.<\/p>\n\n\n\n<p>L&#039;IGC mesura exactament la competitivitat del pa\u00eds en comparaci\u00f3 del conjunt de la <strong>zona Euro<\/strong>.<\/p>\n\n\n\n<p>Encara que m\u00e9s enll\u00e0 de suposar una refer\u00e8ncia per analitzar el comportament de l&#039;economia espanyola respecte als ve\u00efns europeus, la veritat \u00e9s que per <strong>moltes llars<\/strong> t\u00e9 una <strong>repercussi\u00f3 directa als vostres comptes<\/strong>.<\/p>\n\n\n\n<p>El motiu de l&#039;impacte de l&#039;IGC als pressupostos dom\u00e8stics \u00e9s la seva utilitzaci\u00f3 per <strong>actualitzar les rendes de lloguer<\/strong>. Si b\u00e9, es fa servir d&#039;acord amb<strong>\u00edmits fixos<\/strong>: un <strong>m\u00e0xim del 2%<\/strong> i un <strong>m\u00ednim del 0%<\/strong>, el que garanteix <strong>pujades moderades<\/strong> davant de les variacions m\u00e9s \u00e0mplies de l&#039;IPC.<\/p>\n\n\n\n<p>Cal destacar que l\u201f\u00cdndex de Garantia de Competitivitat aplica en molts contractes d\u201farrendament encara vigents. Aix\u00ed, tot i que des de <strong>2025 <\/strong>l&#039;IGC deixa de regir als contractes nous per donar pas al <strong>IRAV<\/strong>, segueix usant-se en els <strong>signats abans del 26 de maig de 2023<\/strong><strong> quan<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>El contracte vincula expressament l\u201factualitzaci\u00f3 de rendes al\u201fIGC.<\/li>\n\n\n\n<li>El contracte no estableix cap \u00edndex, aplicant-se l&#039;IGC segons el previst al <a href=\"https:\/\/www.conceptosjuridicos.com\/lau-articulo-18\/\"><strong>article 18 de la LAU<\/strong><\/a> (<strong>Llei d&#039;arrendaments urbans<\/strong>).<\/li>\n<\/ul>\n\n\n\n<p>L&#039;INE publica els valors de l&#039;IGC com a s\u00e8rie estad\u00edstica. A <strong>2025<\/strong>, per exemple, el <a href=\"https:\/\/www.ine.es\/dyngs\/INEbase\/operacion.htm?c=Estadistica_C&amp;cid=1254736177109&amp;menu=ultiDatos&amp;idp=1254735976607\"><strong>\u00faltima dada publicada<\/strong><\/a> \u00e9s del <strong>-0,37%<\/strong>. Uns <strong>valors negatius que no impliquen baixades en el lloguer<\/strong>, en establir-se una banda de flotaci\u00f3 del <strong>0% al 2%.<\/strong><\/p>\n\n\n\n<p>Cal recordar, a m\u00e9s, que els lloguers nom\u00e9s es poden <strong>actualitza<\/strong>r <strong>una vegada a l&#039;any<\/strong>, i aix\u00f2 sempre que estigui estipulat en les condicions contractuals, per la qual cosa es prendria la <strong>variaci\u00f3 anual de l&#039;\u00edndex de garantia de competitivitat<\/strong>.<\/p>\n\n\n\n<p>Parlem, per tant, del <strong>dada interanual<\/strong> que publica l&#039;INE, no d&#039;anar a la mitjana del <strong>\u00edndex de garantia de competitivitat hist\u00f2ric<\/strong> dels 12 mesos. Una confusi\u00f3 relativament habitual.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">IGC vs IPC: Quin s&#039;aplica al meu contracte de lloguer?<\/h2>\n\n\n\n<p>L&#039;aplicaci\u00f3 de l&#039;IGC, l&#039;IPC o l&#039;IRAV dep\u00e8n primerament de la <strong>data del contracte<\/strong>. I en cas que aquesta sigui anterior a la promulgaci\u00f3 de la darrera legislaci\u00f3 sobre lloguer, de si a l&#039;acord d&#039;arrendament s&#039;ha estipulat algun \u00edndex o no.<\/p>\n\n\n\n<p>El <strong>expliquem en detall<\/strong> perqu\u00e8 no et quedi cap dubte.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Contractes de lloguer residencial anteriors al 26 de maig de 2023<\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Si el contracte esmenta <strong>IPC<\/strong>, l&#039;actualitzaci\u00f3 es fa amb la <strong>variaci\u00f3 interanual<\/strong> publicada <strong>dos mesos abans<\/strong> data d&#039;actualitzaci\u00f3.<\/li>\n\n\n\n<li>Si el contracte esmenta <strong>IGC<\/strong>, s&#039;aplica aquest amb els seus l\u00edmits del 0% al 2%<\/li>\n\n\n\n<li>Si <strong>no s&#039;especifica \u00edndex<\/strong>, s&#039;aplica igualment el <strong>IGC<\/strong>, d&#039;acord amb all\u00f2 que estableix la Llei d&#039;Arrendaments Urbans.<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Contractes de lloguer residencial posteriors al 26 de maig de 2023<\/h3>\n\n\n\n<p>L&#039;actualitzaci\u00f3 es realitza sempre mitjan\u00e7ant el <strong>IRAV<\/strong>, <strong>el nou \u00edndex de l&#039;INE <\/strong>que pren el valor m\u00e9s baix entre IPC, inflaci\u00f3 subjacent i variaci\u00f3 mitjana anual ajustada.<\/p>\n\n\n\n<p><strong>Per con\u00e8ixer la pujada exacta permesa<\/strong>, es pot utilitzar la <a href=\"https:\/\/www.mivau.gob.es\/vivienda\/calculadora-precio-alquiler\"><strong>calculadora oficial del Ministeri d&#039;Habitatge<\/strong><\/a>, que et d\u00f3na l&#039;augment aplicable segons IPC o IRAV segons la <strong>data del contracte<\/strong>.<\/p>\n\n\n\n<p>Si tens dubtes sobre el <a href=\"https:\/\/www.avafin.es\/ca\/bloc\/calculadora-ipc\/\"><strong>c\u00e0lcul de lloguers amb l&#039;\u00cdndex de Preus al Consum<\/strong><\/a>, et recomanem que facis una ullada al contingut que t&#039;hem deixat enlla\u00e7at.<\/p>\n\n\n\n<p>No hi ha un recurs oficial tipus <strong>calculadora de l&#039;IGC de lloguer<\/strong>. Per\u00f2 s\u00ed que en podem donar una <strong>senzilla f\u00f3rmula<\/strong> per saber com quedaria la teva renda segons l&#039;evoluci\u00f3 d&#039;aquest \u00edndex.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><em>Renda actualitzada = [(Renda del lloguer x (100 + % IGC) \/ 100]<\/em><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">L\u00edmits de l&#039;IGC: el topall del 2% i la variaci\u00f3 anual<\/h2>\n\n\n\n<p>L&#039;IGC aplicat als lloguers residencials incorpora <strong>dos l\u00edmits obligatoris<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>M\u00e0xim del 2%<\/strong>, encara que el valor real sigui superior.<\/li>\n\n\n\n<li><strong>M\u00ednim del 0%<\/strong>, encara que l&#039;\u00edndex sigui negatiu.<\/li>\n<\/ul>\n\n\n\n<p>La variaci\u00f3 anual de l&#039;\u00cdndex de Garantia de Competitivitat (IGC) es produeix perqu\u00e8&nbsp;<strong>reflecteix la difer\u00e8ncia de competitivitat de l&#039;economia espanyola davant de la zona euro<\/strong>, un indicador que canvia en funci\u00f3 de factors econ\u00f2mics. Es calcula comparant la taxa de revisi\u00f3 dels preus al consum (IPC) d&#039;Espanya amb la de la zona de l&#039;euro.&nbsp;<\/p>\n\n\n\n<p>Per exemple, la darrera variaci\u00f3 anual de l&#039;IGC publicada per l&#039;INE \u00e9s del \u2013<a href=\"https:\/\/www.ine.es\/dyngs\/INEbase\/operacion.htm?c=Estadistica_C&amp;cid=1254736177109&amp;menu=ultiDatos&amp;idp=1254735976607\"><strong>0,37% en negatiu<\/strong><\/a>. Per\u00f2 la renda de lloguer mai no baixaria, ja que com hem vist a l&#039;hora d&#039;actualitzar-la s&#039;hauria de prendre un valor m\u00ednim del 0%. Per tant, aplicant la f\u00f3rmula anterior per a una <strong>renda mensual de 600 euros<\/strong> passaria el seg\u00fcent:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><em>Renda actualitzada = [(Renda del lloguer x (100 + % IGC) \/ 100]<\/em><\/li>\n\n\n\n<li>Renda actualitzada = [(600 \u00d7 (100 + (0)) \/ 100]= 600<\/li>\n<\/ul>\n\n\n\n<p>\u00c9s a dir, la renda no pujaria ni baixaria, es quedaria com est\u00e0 en aplicar un percentatge de pujada del 0%.<\/p>\n\n\n\n<p>Esperem <strong>haver-te aclarit<\/strong> tot all\u00f2 relatiu a l&#039;\u00cdndex de Garantia de Competitivitat, que tanta import\u00e0ncia t\u00e9 per als que encara compten amb un contracte de <strong>lloguer referenciat<\/strong> a ell.<\/p>\n\n\n\n<p>Per desgr\u00e0cia, en un context de <strong>preus de lloguers for\u00e7a alts<\/strong>, la renda destinada a l&#039;arrendament es menja <strong>bona part <\/strong>del<a href=\"https:\/\/www.avafin.es\/ca\/bloc\/pressupost-familiar\/\"><strong>pressupost familiar<\/strong><\/a>, per aix\u00f2 la import\u00e0ncia de controlar <a href=\"https:\/\/www.avafin.es\/ca\/bloc\/despeses-mensuals-duna-casa\/\">les despeses mensuals d&#039;una casa<\/a>.<\/p>\n\n\n\n<p>Per aix\u00f2, et poden ajudar diversos continguts publicats en aquest bloc, des dels orientats a la <a href=\"https:\/\/www.avafin.es\/ca\/bloc\/com-educar-se-financerament\/\"><strong>educaci\u00f3 financera<\/strong><\/a> fins als enfocats al <a href=\"https:\/\/www.avafin.es\/ca\/bloc\/estalvi\/\"><strong>estalvi<\/strong><\/a>.<strong><\/strong><\/p>\n\n\n\n<p>Amb tot, sabem que per molt b\u00e9 que es gestioni el pressupost dom\u00e8stic hi ha vegades que els <strong>despeses s&#039;acumulen<\/strong>, i sorgeixen<strong> imprevistos<\/strong> que porten al l\u00edmit les finances personals o familiars.<\/p>\n\n\n\n<p>Davant qualsevol<strong> comprom\u00eds financer <\/strong>pots comptar sempre amb<strong> AvaFin<\/strong>.Beneficia&#039;t de tots els avantatges dels nostres <a href=\"https:\/\/www.avafin.es\/ca\/prestem\/urgents\/\"><strong>pr\u00e9stecs urgents online<\/strong><\/a>!<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Preguntes freq\u00fcents sobre l&#039;\u00edndex de garantia de competitivitat<\/h2>\n\n\n\n<div class=\"schema-faq wp-block-yoast-faq-block\"><div class=\"schema-faq-section\" id=\"faq-question-1764066282696\"><strong class=\"schema-faq-question\">Qu\u00e8 passa si el IGC \u00e9s negatiu?<\/strong> <p class=\"schema-faq-answer\">Encara que l&#039;IGC pugui registrar valors negatius, com els publicats el 2025 sense anar m\u00e9s lluny, la normativa estableix un <strong>terra del 0%<\/strong>. Per tant, si l&#039;\u00edndex \u00e9s negatiu, la renda de lloguers referenciats a aquest indicador no puja, per\u00f2 tampoc baixa.<\/p> <\/div> <div class=\"schema-faq-section\" id=\"faq-question-1764066299678\"><strong class=\"schema-faq-question\">Quin \u00edndex es far\u00e0 servir per als lloguers el 2025?<\/strong> <p class=\"schema-faq-answer\">Dep\u00e8n de la <strong>data del contracte<\/strong>:<br\/>&#8211; <strong>Contractes anteriors al 26\/05\/2023:<\/strong> s&#039;aplica l&#039;\u00edndex estipulat al contracte (IPC o IGC).
